Commercial Roof Repair in Clear Lake: A TPO and Low-Slope Inspection Checklist

A leak at a commercial property affects more than the roof. It can interrupt work, damage finishes and create uncertainty about what needs to be repaired. For Clear Lake, Webster and League City property owners, a useful first step is a documented assessment that connects the leak history to the roofing system. RANLOCK can review commercial roof concerns and explain suitable repair, maintenance or replacement options.

Bring the roof history to the inspection

Gather the approximate installation date, known roofing material, warranty documents and invoices for earlier repairs. Mark where leaks are visible inside the building and note whether they occur only during heavy rain, wind-driven rain or after equipment work. Share photographs and the timing of each event. Tell the contractor about tenant access, operating hours and any areas that require advance notice.

If you do not know the membrane type, ask the inspector to identify it before a repair material is specified. TPO is a thermoplastic single-ply membrane used on low-slope roofs. Other systems, such as modified bitumen, require different repair details. A product that is suitable for one roof should not be assumed suitable for every surface.

Ask what was checked

Request photographs and an explanation of the observed condition at seams, penetrations, flashings, edges and drainage points. Ask whether debris, clogged drainage or damage around rooftop equipment may be contributing to the problem. GAF’s maintenance guidance calls attention to these recurring inspection areas; the findings should still be specific to your building.

A visible leak does not establish the full extent of concealed moisture. Ask whether additional investigation is needed and what it would resolve. The report should distinguish confirmed findings, inaccessible areas and items that need follow-up.

Match the repair to the existing system

For a TPO repair, ask how the membrane will be prepared, which compatible materials are proposed and how seams or patches will be completed. Discuss the manufacturer’s applicable installation requirements and whether the existing warranty affects the repair process. The scope should identify the actual work area and show how the repair connects to adjacent details.

For modified bitumen, metal or another low-slope system, request the same clarity about preparation, materials and transitions. Ask how rooftop equipment and access routes will be protected. Confirm who coordinates with building management if work affects tenants or operations.

Gather roof age and repair history, record leaks, drains and access details, and request a system-specific repair plan.

Questions to discuss during your roofing or exterior evaluation.

Evaluate coating and replacement options with evidence

A coating proposal should explain why the existing roof is a suitable candidate, which repairs are needed first and how the selected system is compatible with the substrate. Ask how moisture, adhesion and drainage concerns will be evaluated. Coatings should not be treated as a universal answer to every leak or as a substitute for investigating deterioration.

If replacement is recommended, ask which findings support it and whether a repair or restoration option is practical. Compare those choices in writing, including preparation, exclusions and any required follow-up. Avoid relying on a generic lifespan promise that has not been connected to the actual roof condition.

Leave with a clear action plan

A useful proposal identifies the scope, materials, access needs, approval process for additional work and documentation of completion. Ask who performs the final review and what should be monitored after the next rain. Keep the inspection report and repair photos in the property’s maintenance records.
